House Plans
Building your own home can be a very rewarding accomplishment, but the individual must have a certain temperament in order to deal effectively with the stress of negotiations with contractors, architects, engineers, city officials, finance companies, and about another dozen or so trades involved in the process. Before anyone attempts to become an owner builder, Gabriel would advice you to take a close look at how you handle difficult situations and if you are willing to pay the emotional price of such an endeavor. If you think the answer is "YES" then you may want to educate yourself in this area first and weigh the benefits against the price of emotional imbalance while the project is under construction. A thing to remember: There is only equity in the house if you subcontract each and every aspect of the building project rather then hiring a general contractor to "oversee" the project. A general contractor will charge a fee on top of the subcontractors fee for each trade, and a contractor may choose to do one or more of the trades himself, but the norm is for a contractor to oversee the project. This fee is normally 25% or better of the cost

Tips When ordering plans, remember they have to be modified to meet local specifications. Sometimes it is better to contract a local Architect and have them drawn from scratch. |
